About this space

Relax in our spacious family-friendly villa with a private pool in Pervolia 5 minutes walk from blue flag beaches and a children’s park.

Villa Sophia is our colorful family home and we welcome you to stay here when we are away traveling (we are professional travel bloggers so travel frequently). The villa is 15 years old, but we have put a lot of love into renovating it inside and out this past year. We are a British Mexican couple and our home reflects this in the decor and small details.

The space

The villa is located in Pervolia, a slightly sleepy village 15 minutes driving from Larnaca airport and 30 minutes from Larnaca city center. It’s the perfect location for families or anyone else that wants some quiet time away from the hustle and bustle of city life with direct access to blue flag beaches well-loved for kitesurfing.

Downstairs has an open plan layout with a fully kitted-out kitchen, a dining table that seats 6, and a living area with a smart TV. In the living space, there is a 3 seater couch and 2 chairs. There is one AC unit that works well to keep the space cool in the summer months. When its not so hot you can open the glass doors to the front and back to let the sea breeze blow through. We also keep a fan in the living room for extra comfort.

Outside there is a large private swimming pool and a lot of space for dining, BBQing, sunbathing or just relaxing with a cold drink. Please be aware the pool does not have an alarm or fencing around it (yet) so you will need to take extra care if you have children. The pool is maintained weekly and this is included in the rental and the pump is on a timer so you don’t need to worry about doing anything more. However, the net is there if you want to fish out the leaves that blow in.

You can exit out of the back gate to the main road, cross over and walk left to Faros beach and several daytime beach bars or right to find Pervolia beach, a coffee shop, and a few restaurants (on the main road).

The villa also has a private undercover parking space to the front.

The kitchen has everything you will need for your stay if you want to prepare meals for your family.

If you are traveling with little ones we have secured most of the furniture to the walls and they have child safety locks on them. These locks can be turned off or on when needed. There are lots of plug socket covers. We have an Ikea highchair and lots of baby toys (suitable for under 2’s) that we can leave out for you if you have a young child. In addition, we have 2 travel cots and soft play mats for the floors (which a marble) and a baby gate for the bottom of the stairs. If you are coming with young children and would like any of these things left out for your family, please let us know. Otherwise, they will be packed away.

There is a full bathroom downstairs (toilet, sink, and shower) which is handy for when you get out of the pool or you return from the beach.

Upstairs there are 3 bedrooms and 2 bathrooms one of which is an ensuite in the master room and the other is shared between the other two bedrooms. This one is larger and has a bathtub (we also have a bath seat suitable for babies and toddlers from 6 months (please let us know if you want this left out).

All of the bathrooms have shower gel, shampoo, and conditioner as well as towels for all guests. In the cupboards, you will find beach towels to use outside of the house as well as things like beach bags, beach mats, and a beach umbrella.

All of the bedrooms come with fitted wardrobes and AC units. Two of the bedrooms also have chests of draws.

The two double rooms also have private balconies with a table and chairs, perfect for morning coffee and evening cocktails.

The smaller room has 2 twin beds.

We have 2 travel cots which can be set up in the 2 larger rooms. There is a camp bed which can be set up in bedroom 2. And there are 2 air mattresses that can go in either of the bedrooms or the living room. So officially the villa can sleep 6 adults, 2 infants (in the cots), and 1-3 children in the camp bed/air mattresses. I do feel it would be a squeeze to have that many people in here though! If you want to bring more than 6 people please contact me as there will be an additional cost per person per night.
Guest access
You will have access to the entire house.

In the two main bedrooms, there are lockable sections of the wardrobes which is where we leave our personal things while we are away. You will not have access to this.

Other things to note

This isn’t a holiday rental, this is our home so there are some things you need to know to manage expectations:

There aren’t a lot of facilities close to the house, so if you want to feel freer then it is recommended to rent a car. We can recommend a great local company for this. The closest supermarket is in Pervolia which is a 5-minute drive or 20-minute walk. You will find a few restaurants here and a good kabab shop.

If you want a bigger supermarket then you will need to travel to Kiti. Here you will find a Lidl and 3 other supermarkets plus 2 banks, bakeries, and plenty of restaurants and coffee shops.

Please don’t flush the toilet paper. Each bathroom has a bin provided for toilet paper. If you block the system you will be billed for the repairs.

We have recently had a water filter fitted so you are able to drink the water in the kitchen if you use the filter tap. Please check the video in the manual to see how to tun on the filter.

The water is heated by a solar panel on the roof. In the winter it’s best to take a hot shower in the evenings as it can be cold in the morning.

We are a pet-friendly house. We are happy to accept 1 small well behaved dog. You MUST book and pay for your dog though. If you have more than one dog or a larger dog then please check with us first before booking. If your animal causes any damage to our home then we will need you to cover the cost of the damage.

Cyprus is the island of cats! Although we don’t have a cat, there are many around and they will come and hang out in the garden, they especially like to sleep on any towels you leave on the sunbeds… so please don’t leave things out and don’t feed the cats unless you want them coming and pestering you every day for more. We prefer you not to feed them as they poop in the garden and they are mostly street cats so we can’t know if they are carrying any diseases.

The master bedroom is close to the main road. While the area is very quiet, at night the road is popular with motorbike riders who like to drive at speed down it. It doesn’t bother us and never wakes up our baby, but if you are an especially light sleeper it’s worth knowing as this may not be the right place for you. The other rooms are on the other side of the house so aren’t so affected by this.

Our lovely cleaner comes weekly to maintain the house and keep our plants alive. If you book a longer stay weekly cleaning will be included. We rent out the house when we are away from Cyprus, so while we are away we also have a friend who looks after things, if you have any issues with the house you can call her to resolve them.

We want you to be comfortable and know you will need to use the AC during the summer months, but please always shut off the AC when you are not using the rooms, and/ or leaving the house. Our property manager will check the electricity with you are the start and end of your stay and excessive electricity use will be charged to you to cover the cost.

During the winter months, the house does get cold. We have 2 oil-filled radiators and a temperature-controlled electric heater we use in our son’s room overnight.
